I hope you are all having a great start to 2018. After 5 good years with RE/MAX Dynamic of the Valley I decided to join Keller Williams Realty Alaska Group-Wasilla in order to better grow my business to the next level.  First and foremost, providing the very best service & guidance to my clients is my highest priority.  I also wanted to finish up and share some insights-statistics looking back at 2017. Here is a summary and I look forward to any questions or comments.

 Summary of 2017 Residential & Multi-Family Sales from Dave Johnson, your local market expert. Analysis is for the “Core Area” of the Mat-Su Valley and is derived from Alaska MLS statistics.

Here is New Construction 2016 & 2017. The pace has slowed a bit but really, not that much as you can see!

Now we have Multi-Family properties 2,3 or 4 units only, in the “core area of the valley. Notice the increase in 2017. Are we overbuilt? I hear vacancy rates are rising and rents are dropping, especially with multi units. Single family rentals seem to be doing fine. The demand seems to be remaining strong however  and still, over the long term, owning rental properties is one of the best ways to gain wealth. I don’t expect prices to drop a great deal but there are good buys out there, especially with existing units.
