WOW, it's 2017 & Here we go again with a brand new year! 2016 looked very much like 2015. For residential sales in the "Core Area" of the Mat-Su Valley we went from 1791 sales to 1727 which is not much of a drop(-3.57%). The average sales price increased to $264,708 (about $262,000 for the last 6 months) vs $254,347 (+4.07%). I have attached the last ten years for comparison. What I am seeing and hearing is that there are not enough homes to choose from for many buyers. I was also involved in a multiple offer situation last week (Yay, they accepted our offer!) and that is still common.
My guess is that 2017 will remain pretty steady. Interest rates are still low and there are many good reasons to buy. Seller's, you need to price your home fairly and make sure you are at or a bit below market values for similar homes in your area (and of course, hire and experienced REALTOR to guide you through what can be a challenging process these days.
